Tbilisi sale prices are still rising but slowly: Geostat's new-build index rose 3.27% year on year in Q4 2025, which was a small real decline after inflation.
Asking rents in Tbilisi have softened, averaging roughly $10 per m² per month in March 2026, down about 7% year on year.
Short lets are 20–40% more expensive per month than a 6–12 month lease, so arriving on a short let and signing longer once you know the city is usually cheaper.
Groceries, casual dining, transport and domestic services are where Georgia stays dramatically cheaper. Imported goods, international schooling and premium private healthcare converge with Europe.

- The 1% rate applies to qualifying turnover, not profit, so low-margin high-revenue businesses need careful modelling.
- Registration alone does not change your personal tax residence. Your home country may continue to tax you.
- Bank account approval is never guaranteed and is decided by the bank.
- Certain activities are excluded from Small Business Status entirely.
- Georgia is not in the EU, so it offers no EU mobility or citizenship route.
- Administrative processes are often conducted in Georgian.
- Rents in central expat districts have risen sharply since 2022. The 2015-era figures online are gone.
